A HOME INSPECTION IS ESSENTIAL FOR YOUR PROTECTION AS A PROSPECTIVE PROPERTY OWNER

The inspection provides valuable education and information about the home's systems and components.  You, as the client, are invited to participate in the inspection.  By becoming part of the process you will gain a better understanding and knowledge of the property while strengthening your decision-making ability.  Your participation will bring added value and meaning to the inspection.  At the completion of the inspection ample time will be provided to review and clarify all issues relevant to the report.


YOUR HOME INSPECTION WILL INCLUDE A COMPREHENSIVE VISUAL EXAMINATION THAT INCLUDES THE FOLLOWING

GROUNDS: Inspection of the lot's condition and drainage  

PEST & DRY ROT: Inspection of any Wood destroying organism that could be in numerous locations such as the Crawl or the Attic and the exterior of the home and any wood that appears to have Dry or Wet rot will be reported as well.

FOUNDATION: Inspection of stem wall and substructure of the building support system

ROOF & ATTIC: Evaluation of roofing materials and interior of attic

INTERIOR: Walls, ceiling, doors,windows, floor coverings

EXTERIOR: Check condition of the siding, trim and fascia 

HEATING: Condition of the unit and its operation will be tested

AIR CONDITIONING: Testing of unit operation on days when temperature is over 60 degrees

PLUMBING: Inspection of any available water outlets and plumbing lines where visible

ELECTRICAL SYSTEMS: All available outlets, switches and electrical panels


Reports

Generally speaking the report is delivered the same day of the inspection via e-mail in Adobe format to the customer and the their agent.  One printed copy will be made available at request and mailed to the customer if they do not have e-mail.

The Inspection includes an easily read and understood check list style report.  The checklist includes the following components; photo, crawl space, attic, roof, exterior, lots & grounds, bedrooms, bathrooms, kitchen, laundry room,  living spaces, electric panel, heating and cooling components, plumbing / water heater and garage.  A summary page is included at the end of the report.  Also included is  the Consumer Notification and Standards of Practice from the Oregon Construction Contractor's Board. When the appointment is booked you will be sent a confirmation e-mail along with your contract and invoice.
